SUMMARY OF FUNCTIONS:
The Field Project Manager is responsible for the daily management, supervision, oversight, coordination and completion of multifamily renovation projects, including exterior, interior unit, common area, and site work renovations. This role will collaborate with Hawthorne’s Construction, Investment and Operations Teams.
LOCATION: This position will report to Charlotte office.

FIELD PROJECT MANAGER – MULTIFAMILY RENOVATIONS
Our client is a privately held, North Carolina based apartment investment and management company with over 180 apartment communities (45,000+ units) located throughout the Southeast and Texas.
SUMMARY OF FUNCTIONS:
The Field Project Manager is responsible for the daily management, supervision, oversight, coordination and completion of multifamily renovation projects, including exterior, interior unit, common area, and site work renovations. This role will collaborate with Hawthorne’s Construction, Investment and Operations Teams.
LOCATION: This position will report to Charlotte office.
MAJOR DUTIES AND RESPONSIBILITIES
- Manage, supervise, coordinate, and execute all renovation projects to ensure they are high quality, on schedule and within budget.
- Assists with preparation of a detailed scope of work for all project components and solicits bids
- Assists to evaluate and qualify all bids and bid comparison documents
- Oversees construction project meetings
- Creates and monitoring the project schedule
- Identifies and isolate matters of risk and expediently solve problems
- Resolve RFIs and RFCOs promptly
- Prepares punch lists and make sure that all items are completed properly as specified in the contracts and construction documents.
- Provide information so Construction Coordinator can process contracts, change order request, RFI’s, payment applications in a timely manner.
- Maintains transparent records and files on projects.
- Maintains accurate and timely correspondence
- Continually identify ways to refine and enhance the workflow process.
SKILLS, KNOWLEDGE AND PERSONAL CHARACTERISTICS:
- 5+ years of construction superintendent experience required, multifamily experience a plus
- Proficiency with Construction Management and Scheduling Software
- Team player with excellent communication, organizational, and time management skills
- Pays close attention to detail, verifies information, completes assigned tasks with professional level grammar and manners
- Ability to manage multiple, competing priorities in a fast-paced environment and be resourceful, adaptable and flexible
- Travel: local and non-local travel will be required (40-50%)
